When families begin exploring senior living options, cost is often the first question on their minds. Balancing quality care, personal preferences, and a budget can feel overwhelming. Many families assume senior living communities are simply out of reach financially and instead opt for in-home care of skilled nursing facilities. The reality is more nuanced than most people expect.

This guide breaks down what senior living actually costs, what drives those costs, and how families can find financial assistance to make it work.

So, what does senior living truly cost?

Average Cost of Senior Living

According to a survey conducted by Genworth Financial, here is what families can expect to pay on average per month across care types:

Assisted Living: $5,400 per month

Memory Care: $6,800 per month

Skilled Nursing Facility: $9,700 per month

These are national averages, so actual costs in your area may be higher or lower depending on several key factors.

Factors Affecting Senior Living Costs

Location

Geography plays one of the biggest roles in pricing. Senior living in urban areas or high cost-of-living states like California, New York, or Massachusetts can run significantly higher than the national average. Rural communities and the South or Midwest tend to offer more affordable options.

Level of Care

The type and amount of care a senior requires will greatly impact the overall cost. For example, Memory Care communities are often more expensive than Assisted Living or Independent Living due to the specialized care and services included.

  • Independent Living: Best for active seniors who need minimal support. Typically the most affordable option.
  • Assisted Living: For seniors who may require support with daily activities such as medication management.
  • Memory Care: Specialized care sesigned for those living with Alzheimer's or dementia.

Amenities

Senior living communities offer various amenities that influence pricing. It is important to understand exactly what is and is not included in the monthly rate. At Commonwealth Senior Living, our Signature Programs are built into our care model, including:

Community Fees

Most senior living communities charge a one-time, non-refundable community fee at move-in. This fee helps maintain the community, including suite upgrades and common area enhancements based on resident feedback.

Does Medicare or Medicaid Cover Senior Living?

This is one of the most common questions families ask, and the answer requires some clarity.

  • Medicare does not cover long-term Senior Living costs. It may cover short-term skilled nursing or rehabilitation following a hospital stay, but it is not designed for ongoing residential care.
  • Medicaid can cover some long-term care costs, but eligibility requirements vary significantly by state. Some states offer Medicaid waiver programs that help cover Assisted Living, while others limit coverage to Skilled Nursing Facilities only.

Financial Assistance Options for Senior Living

Veterans' Benefits

Veterans and their surviving spouses may qualify for the Veterans Aid & Attendance benefits, which can provide meaningful financial assistance toward the cost of care.

At Commonwealth Senior Living, our support goes even further through our Promise to Veterans, built around one simple truth: You served us, now it is our turn to serve you.

We partner with experienced elder law professionals to help eligible Veterans and families navigate the Aid & Attendance application process with confidence.

As part of this commitment, we also:

  • Offer a special 1/2 off promotion during a Veteran's one-year anniversary month as an ongoing expression of gratitude

Long-Term Care Insurance

Long-term care insurance can help cover senior living expenses that traditional health insurance, Medicaid, or Medicare do not. Policies may cover costs as early as day one if a senior requires assistance with at least two Activities of Daily Living (ADLs), such as bathing, dressing, eating, or walking.

Apartment Type

The size and type of living accommodations also impact costs. Private suites or one-bedroom apartments generally have higher monthly rates compared to companion suites.

Other Financial Strategies

Working with a financial advisor, elder law attorney, or senior living advisor can help families explore options such as:

  • Asset liquidation or home sale proceeds
  • Bridge loans designed for senior living transitions
  • Life insurance policy conversions
  • Estate planning adjustments

How to Plan Ahead for Senior Living Costs

Research & Compare Communities

Start early. The earlier families begin planning, the more financial options are available. Waiting until a crisis point limits choices and increases stress.

Compare communities carefully. When visiting a community, ask detailed questions about what is included in the monthly rate, how costs increase as care needs change, and what the community fee covers.
